2026 benchmark ranges for the work people here actually need, with the sources they come from. Nobody else serving this region publishes numbers. We do, because a homeowner who knows the range can tell a fair quote from a bad one — including ours.
| Item | Range | Notes |
|---|---|---|
| Standard hourly rate | $120–$250/hr | Northeast markets run roughly 20–40% above national averages |
| Diagnostic / call-out fee | $60–$200 | Often credited toward the work if you proceed — ask |
| After-hours & weekend | 1.5–2× standard | Why the honest question is whether it can wait until morning |
| Holiday / overnight emergency | 2×+ standard | Legitimate for genuine emergencies; not for a dead water heater |
| Type | Installed range | Typical life |
|---|---|---|
| Electric tank, 40–50 gal | $1,400–$2,200 | 8–12 years |
| Electric tank, 65–80 gal | $1,750–$2,700 | 8–12 years |
| Propane or natural gas tank | $1,700–$2,600 | 8–12 years |
| Oil-fired or indirect off a boiler | $2,200–$3,400 | 10–20 years (indirect) |
| Gas / propane tankless | $3,800–$6,800 | 15–20 years |
| Electric tankless | $3,200–$5,600 | 15–20 years |
| Repair on a unit worth saving | $200–$600 | Element, thermostat, thermocouple, relief valve |
| Add: gas line upsizing or new venting | +$500–$2,000 | Common on a tank-to-tankless conversion |
Hard or acidic well water — common across this region — shortens tank life, sometimes considerably. See well water & your plumbing.
| Job | Range | Notes |
|---|---|---|
| Single fixture drain cleared | $150–$350 | Sink, tub, shower, toilet |
| Main line cleared through a cleanout | $250–$550 | More if a toilet must be pulled for access |
| Recurring-clog diagnosis | Usually within the above | Venting, slope, or a failing pipe rather than a blockage |
| Septic tank pumping (for comparison) | $400–$700 | Not plumbing — but often the actual answer when everything backs up at once |
| Job | Range | What moves the number |
|---|---|---|
| Camp winterization — small, town water | $175–$275 | Fixture count |
| Camp winterization — well system | $250–$400 | Pressure tank, pump line, filtration |
| Large lake house, full system | $350–$450+ | Softener, filters, outdoor shower, boathouse, irrigation |
| Spring startup | $175–$400 | Similar drivers; most owners book both together |
| Irrigation blow-out (specialist) | $90–$200 | Zone count |
| Island / boat-access surcharge | Varies | Boat time and a hard seasonal deadline at ice-in |
| Job | Range |
|---|---|
| Burst pipe repair, accessible | $400–$1,200 |
| Burst pipe repair, walls or ceiling opened | $1,200–$3,000+ |

| Toilet replaced | $300–$600 |

| Pressure switch replaced (well) | $200–$400 |
| Well pump replaced (submersible) | $1,400–$3,000+ |
| Bathroom remodel rough-in | Quoted per project |
Nationally, more than 20,000 frozen-pipe and winter water-damage claims were filed from 2024 through mid-2025, totaling over $628 million paid, with the average claim above $30,000.
Set that against a $250–$400 winterization. It’s not a close call, and it’s the single strongest argument for doing the boring seasonal work properly.
Worth knowing alongside it: homeowner policies generally cover the water damage from a burst pipe but not the pipe itself, and most require a minimum interior temperature — commonly 55°F — or a shut-off water supply in a vacant home.
These are ranges, not quotes. What moves a job within its range, or outside it: access (a crawlspace you can’t stand up in costs more than a basement), the age and material of the existing plumbing, whether a permit is required, how far out the property is, and whether it’s an emergency call at 9pm on a Sunday.
What should never move: the price changing after the work is done. If a quote turns into a different number at the end without a conversation in the middle, that’s not a pricing problem, it’s a trust problem.
Sources & method. Ranges are built from national cost data (Angi, HomeGuide, NerdWallet, 2026 figures) adjusted for Northeast regional pricing, which runs roughly 20–40% above national averages, and cross-checked against regional market rates. Frozen-pipe claims data: State Farm, 2024–mid-2025. Insurance coverage conditions: New Hampshire Insurance Department consumer guidance. Private well statistics: New Hampshire Department of Environmental Services. Reviewed annually — last updated 2026. Corrections welcome; if you have a real invoice that falls outside a range here, we’d genuinely like to know.
