Center Harbor is small, almost entirely built around the north end of Winnipesaukee, and heavily seasonal. Portions of town tie into the regional sewer system; the water is mostly private wells. Winterization and spring startup are the calendar here.
Center Harbor is one of the smallest towns in the region by population and one of the most concentrated by shoreline. The village sits at the head of the bay where Route 25 meets Route 25B, and most of the town’s built development runs along the water and the roads climbing away from it — Bean Road, College Road, and the neighborhoods toward the Moultonborough and Meredith lines.
Center Harbor is one of the communities connected to the state-run Winnipesaukee River Basin Program sewer system, which is unusual for a town this size and a genuine advantage for waterfront property. Water supply, though, is largely private — drilled wells and pressure tanks, with the maintenance responsibility that comes with them.
The seasonal share is high. A large portion of the housing stock is second homes and summer property, opened in May and closed in October, plus a smaller ring of year-round houses back from the water. That gives us a compressed spring and a compressed fall, and it’s why we ask Center Harbor owners to book shutdowns early rather than calling the week before Thanksgiving.
Because the town is small, the buildings tend to be personal — family places held a long time, with plumbing that reflects decades of do-it-yourself additions. A wet bar somebody plumbed in 1988, an outdoor shower off the back deck, a hose bib at the dock. Every one of those is a place water sits, and every one of them needs to be on the shutdown list by name.
