Barnstead is a rural town built around the Suncook Lakes, with a large stock of former summer camps that have been converted to year-round living. Almost everything is on a private well, and those conversions are where most of the plumbing problems live.
Barnstead spreads across the southern edge of the Lakes Region, centered on the Suncook Lakes — Upper and Lower Suncook — plus Half Moon Lake and Brindle Pond, with village clusters at Barnstead Parade and Center Barnstead. There is no municipal water system; the town is drilled wells and private septic systems essentially throughout.
The defining feature here is conversion. A large share of Barnstead’s housing started as modest lakeside summer camps in the middle of the last century and has since been turned into full-time homes — usually gradually, usually by a series of owners, usually without anyone going back to relocate the original plumbing. So you get a well-insulated, well-heated house sitting on a crawlspace with a 1962 water line running through it, or a bathroom in what used to be an unheated porch, or a kitchen drain that leaves the building three inches under grade.
Those houses are fine until the first stretch of subzero nights with no snow on the ground, and then they aren’t. Frozen and split supply lines in crawlspaces and additions are the single most common emergency call we take in this town.
There’s still a genuine seasonal population too — camps on the Suncooks and Half Moon that are closed every fall — along with a spread of year-round homes on the back roads out toward Pittsfield, Alton, and Gilmanton, all with wells, pressure tanks, and long driveways.
